For investors, there are 4 reasons why you should get a property in Avida Asten studio units

After my 1st week here in California, the project that has generated the most interest is our studio units in Asten. The project is located along Yakal St. and it has a big potential based on different factors.

ROI is above 10% on an 8 year time frame.

The comparison for this, is a project within the 250 meter radius, Belton Place. Belton Place is 5 lots away from the project. It started pre-selling at P 1.6 M pesos for a studio unit size of 21 sqm last 2009. It was ready by the First quarter of 2012, and rentals started at P 14 K / month for unfurnished units and P 15500/ month for furnished studio units. It has a yearly escalation of 8 to 10% every year, that current rental rates today is P 18 K / month for unfurnished and P 20K a month for furnished units.

Capital appreciation
Last 2009, studio units are priced at P 1.6 M. For the same project and size, you can get a studio unit at P 2.6 M pesos. An average appreciation of above 10% a year. The area is being  redeveloped as the ” Noma ” District or North of Makati District. There will be a Shangrila and an SM Mall in the area as well as the West End Tower, a 20 storey BPO office. There are 3 more new offices being built in the area that would only contribute to more rental incomes targeting the future employees for these offices.

There are new and desirable places to live in, such as BGC, Nuvali and the future districts of Ayala in the suburbs. But, Makati is still the most feasible location for investors and future landlords looking for a higher rental income because this is the center of finance in the Philippines.

Traffic situation
For the past few months, professionals working in Makati has considered getting a property in this area because of the traffic situation. This has increased demand for more investments not only with our foreign investors but our local professionals who are able to purchase a unit because of their higher salary compared with professionals working from other areas in Manila. Not to mention, the flexible payment terms offered today.

As a unit owner and a leasing broker in Belton Place, I share with you the advantages of getting a property in Asten. The studio units are sized bigger at 25 sqm. and an average price of $ 55 K dollars for the unit with monthly payments of $ 303 / month, and it becomes $ 320 a month once it is financed through our partner banks. By the time it is ready for occupancy, given the current rental rates of $ 400/ month in Belton Place, there is a big potential for your unit to be self sustaining in terms on your return on investment.
As of the 1st week of April, these are my suggested units for the purpose of rental income. We also have 1 bedroom and 2 bedroom units available. But with this project, the studio units will be more formidable for our balikbayans looking for an alternative investment.

Roadshow 2016 : 5 reasons for Filipinos based in U.S. to get a property in the PH

This 2016, I am scheduled to go back in U.S. this April. Our group is optimistic that we will be able to help out a lot of Filipinos based abroad to get the right property for their needs.

Here are the following reasons why:

1. We have new tie ups with different financing institutes
We already forged tie ups with selected banks and government programs that will be an add on exclusive to our buyers abroad. We have attended government program specific seminars to add on to our added services.


2. Our current buyers are promoting us via word of mouth
For the past few months, we have closed deals with the referral of our current buyers and partners. I believe that we are doing a good job on updating them with their queries. I have an efficient sales team to work on for all the paperworks up to the finishing stages of the project. This is a good sign that they trust us with the upkeep of their investment.

3. We have new project locations to offer
Last year, I just promoted two projects. One in Nuvali and the other one in Shaw Blvd. in Ortigas. On my next trip, we are looking at the very prime location of BGC ( Bonifacio Global City ), a house and lot development in Nuvali, and the old favorite location for the urban dweller, North of Makati. Although we have projects nationwide, I will discuss these three on their differences.


4. Long Term Opportunities
Construction and tourism is in demand, a significant increase of international investors , investment grade ratings,  and a low interest rate in home loans keeps our country in good shape to put your money in the real estate market.

5. The increase in remittances from U.S. to the Philippines
According to Ms. Menchu of PNB Mira Mesa, their lean season usually coincides after the Christmas season. By opening the year 2016, there was a record increase in remittances from U.S. to their relatives in the Philippines. This only contributes to a healthy exchange of business with the increase in trade and consumption.

February Luncheon with Golf Adventure USA

Last Feb 11, 2016, We sponsored a lunch presentation in Ayala Greenfield Estates for 33 golfers based in U.S.

We requested a Filipino theme for the buffet.

There we’re unlimited servings of Appetizers, Salad, Soup.

For the main course we have Chicken Pastel, Pork Spareribs Bicol express with sigarilyas, Kinulob na Baka, Sinaing na Isda sa kamias and Guisadong gulay at lamang dagat but the bestsellers for our guests is the Liempo and pinangat.

While they we’re eating their lunch, each table has an assigned coordinator to present the 3 projects from Avida.

I personally chose the projects that we will promote based on the different needs and investment strategies that they would prefer.

Aside from that, the masterplan includes a future business district, another Ayala Mall, an international school and some commercial areas in the neighborhood that would complement the different communities.

And with an average price of $ 95 K dollars for a 2 storey house and lot, there is still a big opportunity for an increase in price in the near future. The 2nd project that was presented is Avida Turf.

Turf is located in the North of BGC. The project is ideal for balikbayans looking for the convenience of the ” urban life “. The location is very prime since it is located near the Uptown Mall and a few blocks away from St. Lukes Global City. There is a restaurants row called ” The Crossroads ” which is available  just across the soccer field facing the property. The units facing west has a view of the soccer field and the office strip, without any future obstruction since the soccer field cannot be changed in the masterplan.

The third project is Avida Asten.

Asten is located in the North of Makati. The project is ideal for our golfers who would like to have it rented out or to stay for a few weeks to a month while visiting the Philippines.
This is ideal for retirees who would like to put their money for future passive income. Even though Makati has increased it’s value significantly,
Asten remains one of the few projects that is still affordable compared to other developments within the area. A studio unit would cost $ 65 K and about ____ / month. Here is our sample computation

 To sum it up, most of them are curious and interested in getting a property in the Philippines. We just have to differentiate their needs from the others.
